In 2011, Fort Capital assembled 32 residential lots in the W 7th submarket of Fort Worth. This site is located directly adjacent to Target on Carroll Street and Montgomery Plaza.

Fort Capital entitled the entire site, which included rezoning from A-5 to PD/UR zoning, replatting the site, removal of a public street, tax abatements, and reduced setbacks. Fort Capital also adopted a public park, known as First Flight Park. This site was sold to Greystar in 2013 for development of a large apartment community, Elan West 7th. This community has since been re-sold and re-branded as Aviator West 7th.
