We are looking for a Vice President of Property Management to oversee our Houston industrial portfolio and team. The ideal candidate can manage multiple projects and people at a maximum performance level.

DESCRIPTION

The Vice President of Property Management will oversee comprehensive property management functions for Fort’s Class B industrial real estate portfolio in Houston, TX. This senior role demands a strategic leader adept at driving excellence, nurturing relationships, spearheading operational strategies, achieving financial goals, and synergizing property management objectives with the broader company strategy.

RESPONSIBILITIES

  • Oversee all property management operations in the Houston region, including tenant relations, maintenance and repairs, financial management, and capital improvements.
  • Define and implement property management strategies that enhance operational efficiency, foster tenant satisfaction, and bolster portfolio performance in partnership with the President of Property Management and other Executive leaders.
  • Champion initiatives to deliver exceptional service and maintain high tenant retention rates by facilitating prompt, effective responses to tenant inquiries and fostering strong engagement.
  • Drive financial performance by managing operating budgets, controlling expenses, and implementing cost-saving initiatives.
  • Collaborate with the Leasing, Finance, and Marketing departments to align strategies, maximize property values, and deliver a cohesive approach to asset management.
  • Represent the company to tenants, investors, and the commercial real estate community, enhancing the company’s reputation and market presence.
  • Lead talent acquisition and development within the division, strategizing workforce planning and championing the growth and development of the property management team to retain top talent.
  • Collaborate with the President of Property Management to establish clear, measurable goals for the property management division that align with the company’s strategic growth plans.
  • Ensure strict compliance with all local, state, and federal regulations affecting property management and tenant relations.
  • Partner with the Legal department to expertly navigate tenant and property-related matters, ensuring that all property management activities comply with current laws and regulations.
  • Identify and pursue opportunities for new third-party property management contracts, expanding the company’s market influence and revenue streams.

REQUIREMENTS

  • Bachelor’s degree in Real Estate / Business Administration or equivalent business experience.
  • A minimum of 10 years of progressive leadership experience in property management.
  • Proven track record of leading teams and achieving operational and financial goals.
  • Deep understanding of the commercial real estate market, with specific knowledge of Class B industrial properties.
  • Strong financial acumen and experience managing property budgets and financials.
  • Excellent leadership, communication, and interpersonal skills, with the ability to motivate and guide a team.
  • Strategic thinker with strong problem-solving skills and the ability to make data-driven decisions.
  • Commitment to leveraging technology in optimizing property management processes.

PREFERENCES

  • Strong understanding of leasing and asset management.
